98 Front Street

Located in the heart of Dumbo, 98 Front Street is a 10-story mixed-use building with a host of contemporary amenities. Designed by ODA, the building expands and contracts within the limits of the zoning envelope - this design yields a series of amenity terraces across multiple levels for both private and communal use.

Collaborating with ODA and Hope Street Capital, MPFP designed and implemented the outdoor amenity spaces as well as provided planting design for the interior amenity spaces. Light and air guide the design and use of the building’s various amenity spaces - from the common areas at street level to the internal courtyard, natural light and pops of verdant color create a relaxed ambiance for residents to enjoy at their own pace.

Awash with natural light, MPFP designed a series of private amenity terraces to provide residents with a functional yet inspiring open space. Each terrace features a fully equipped outdoor kitchen, wood decking, and movable furniture. Set in beds of river-washed pebbles, pre-cast stepping stones lead residents through their private garden environment. As intended, the landscaped terrace is an extension of the interior home - accessible through sliding doors, the terraces are a tranquil escape from the urban environment. Set against a backdrop of an ipe-wood terrace divider, vibrant ornamental plantings offer a pleasant contrast in materiality and color.

At the roof terrace level, MPFP designed a communal open space that features a host of contemporary amenities. Following the building form, MPFP designed a series of wood deck outlook terraces - some are trellis-shaded with dining furniture while others feature lounge sofas or chaise lounges for sunning. At the entrance of each outlook terrace, fully equipped outdoor kitchens with additional seating elements create distinct garden-rooms. An expansive and programmable lawn area offers a central and unifying element for the various garden-rooms.
